Offering Planning Choices
From 2021– 2023, we worked with a Herefordshire estate to explore options for the re-development of a disused nineteenth-century cottage.
The existing cottage was in poor condition and the rooms very small by contemporary living standards. Two options were drawn up for planning: a replacement dwelling built to passivhaus standards; and a large extension to the existing cottage.
Following early consultation with the planners, it was established that the existing cottage was considered a ‘non-designated heritage asset’ and retention of the existing cottage was considered preferable.
Extending and Upgrading
We worked with our clients to explore ways to extend and upgrade the existing cottage to achieve their brief for a spacious four bedroom house. The resulting proposal involves a substantial extension to the rear of the property and a deep retrofit of the existing house; internal insulation applied to all external walls; a new insulated floor slab and roof insulation; new services including PV panels and an airsource heatpump. Planning permission was achieved in 2023.
